Preventative Maintenance and Service Contracts

Planned maintenance costs less than the downtime it prevents.

What a PM visit actually covers

A preventative maintenance visit is only worth what it inspects. Ours follows a fixed checklist built around the failure modes that actually stop lines. Loose terminations, dried drive capacitors, dead PLC batteries, and slow air leaks rarely announce themselves. They show up as a 2 a.m. shutdown.

  • Control panels. Torque checks on terminations, cleaning, door seal and filter condition, and a check of every power supply and UPS.
  • PLC backups. A verified upload of the running program on Allen-Bradley, Schneider, Omron, Phoenix Contact, and Unitronics processors, plus battery status and fault log review.
  • Drives. Cooling fan and heatsink condition, parameter backups, and a review of fault histories on VFDs and servo drives.
  • Pneumatics. Leak survey, FRL condition, cylinder wear, and regulator settings. Compressed air leaks are one of the most common hidden costs in a plant.
  • Thermal imaging. An infrared scan of energized panels, MCC buckets, and motor connections to catch hot joints before they fail or start a fire.

The electrical work is done by Red Seal industrial electricians, and the scope is set per machine, not copied from a template.

Contract tiers and response commitments

A maintenance contract is a promise about what happens when something breaks. We structure that promise in tiers, so you pay for the level of coverage your downtime economics justify.

  • Scheduled. PM visits at an agreed frequency, full reporting, and current backups of every PLC, HMI, and drive.
  • Priority. Everything in Scheduled, plus priority dispatch on the emergency line and a response time written into the agreement.
  • Full coverage. Everything in Priority, plus secure remote support, critical spares management, and multi-site coordination.

We do not publish blanket response time numbers, because an honest commitment depends on your location and your process. The number that matters is the one in your contract, agreed for your site. Remote support and version management

Most control system faults do not need a site visit to diagnose. With secure remote access we can go online with your PLC, read fault codes, watch the logic execute, and correct problems that would otherwise wait for a technician to arrive.

Remote access is engineered with your IT department, not around it. Connections are set up per site, access is logged, and nothing is left permanently open to the internet. We support the five PLC platforms we program, Allen-Bradley, Schneider, Omron, Phoenix Contact, and Unitronics, along with the HMIs and SCADA systems above them, over the networks plants actually run: EtherNet/IP, Modbus TCP, and PROFINET.

Backups only count if they match the running program. We keep dated copies of PLC code in the IEC 61131-3 languages it was written in, plus HMI applications, SCADA configurations, and drive parameter sets, and every change is recorded against the version it modified. When a processor fails, the current program goes back in, not a copy from three years ago.

A written report after every visit

You should never have to guess what your maintenance contractor did. Every visit ends with a written report a plant manager can act on.

  • A deficiency list ranked by risk to production and safety
  • Photos and thermal images of each finding, with the panel and circuit identified
  • Prioritized fixes, with a clear line between fix now and plan for next shutdown
  • Confirmation of updated backups for every PLC, HMI, and drive touched

The reports compound. A year of them shows which assets are degrading, which repairs held, and where the next capital dollar should go. They also give you dated documentation to hand your insurer or an auditor, instead of assembling it after the request arrives.

Spares and multi-site Maritime coverage

Distance is a maintenance variable in the Maritimes. A failed drive is a short outage when the replacement is on a shelf in your plant. It is a long one when the part ships from Ontario or overseas. So a critical spares strategy is part of every full coverage contract. We identify the parts that would hurt most if they failed, then make deliberate stocking decisions with you. That list usually includes obsolete processors, long-lead drives, and custom panels. Our panel shop can build and test a spare panel before you need it, not after.

The region’s industries make this concrete. Seafood plants deal with washdown corrosion and seasonal peaks where a lost shift during the run is expensive. Sawmills and forestry operations deal with dust, vibration, and heat inside drive cabinets. Manufacturers deal with control systems that have outlived their vendors. All three fail in predictable ways, which is exactly what a PM program is for.

How often should preventative maintenance visits happen?Quarterly is a common baseline for industrial control systems, but the right interval depends on environment and the cost of downtime. Washdown areas in seafood and food plants, and dusty conditions in sawmills, degrade equipment faster and usually justify more frequent visits. Thermal imaging is typically done at least annually, because loose connections develop over months, not weeks. We set the frequency per asset during the initial assessment.
What determines the cost of a maintenance contract?The main drivers are asset count, visit frequency, response tier, and the number of sites covered. A plant with two hundred drives and a dozen PLCs costs more to maintain than one with a single control panel. Remote support and spares management add cost, but they typically replace more expensive emergency callouts. Most contracts are priced as a fixed fee per period so you can budget for maintenance instead of reacting to it.
Do maintenance records help with insurance and audits?Yes. Many commercial insurers ask for evidence of regular infrared inspection of electrical equipment, and a dated thermal imaging report answers that directly. Documented PM records also support electrical safety programs built on CSA Z462 and give auditors a maintenance trail instead of verbal assurances. Ask your broker what your policy requires, because requirements vary by insurer and industry.
